Can You Really Sell Your Home Yourself - FSBO?

Everyday, people from all walks of life and backgrounds, some with little knowledge of real estate, sell their home FSBO. The real question is not CAN YOU DO IT, but can you do it EASILY, QUICKLY and CORRECTLY?

Maybe!

There are lots of fears and concerns - some justified and some not - that many homeowners who are considering selling their home FSBO have. Here are the primary ones:

  • There is so much paperwork.
  • I'm not a salesperson!
  • How do I handle the disclosures?
  • I don't have the time.
  • It's just too hard.
  • It's dangerous to invite strangers into your home.

Can YOU do it?

For every argument against selling your home FSBO, there are solid reasons why selling your home yourself can work.

Consider the six concerns above:

  1. Paperwork - You can always find someone to do the paperwork for you at a reasonable fee. Across the country you can find brokers, fee-for-service agents, and attorneys that will gladly assist you in selling your home FSBO.
  2. Salesmanship - Selling is easy. Simply present your home in the best light and allow your buyers to sell themselves. Who is more qualified to point out the great features and benefits of your home than you?
  3. Disclosure statement - You must put together a disclosure statement regardless if you use an agent or not. There is no work around or any extra time spent on this step.
  4. Time - Actually, if you do the FSBO thing right, you can sell your home faster in many markets. That's right, it's possible to move your FSBO home faster than homes listed with agents.
  5. Too hard - Going through the steps required to sell your home FSBO will seem downright easy when compared to not selling your home at all or paying a huge commission to an agent.
  6. Strangers - No matter how you sell your home, you are going to have strangers in your home. By showing the home yourself, you get to choose the hours you show the home. Also, you will be able to limit the showings to qualified and interested buyers only. You can always arrange to have one or more of your friends at your home when the prospective buyers arrive.

If it CAN be done, why doesn't everyone sell FSBO?

If selling your home FSBO was simple, everyone would do it. However, selling FSBO does take some work on your part. You must be willing to:

  • Give up evenings and weekends until your home sells.
  • Let strangers into your home.
  • Show your home day or night to accomodate the schedules of potential buyers.
  • Learn new and different things.
  • Take your emotions out of the equation.
  • Negotiate face to face with buyers.

No Risk Trial - You Can Always Change Your Mind!

Trying to decide to sell your home FSBO or go with an agent can be a real challenge. If you are not 100% certain selling FSBO is for you, you might give it a shot for two months. Do everything you can to attract and find a buyer in that time. If it doesn't work out the way you want, then list with an agent and have them sell it for you.
